Living in a Condominium

Condo living is becoming an increasingly popular choice for many people—from young professionals to retirees—thanks to its convenience, great amenities, sense of community, and long-term value. But owning a condo isn’t just about the building itself—it’s also about embracing a lifestyle.

A condo (short for condominium) is a privately owned home within a larger building or complex. You own your individual unit, while sharing common spaces—such as the lobby, gym, pool, parking areas, and outdoor grounds. These shared areas are maintained by a homeowners’ association (HOA).

As a condo owner, you’re responsible for the interior of your home, and you pay monthly HOA fees that help cover the upkeep, repairs, and general maintenance of all shared spaces.

Most condos offer added benefits like enhanced security and low-maintenance living, which make them ideal for people who value convenience, connection, and community. It’s also important to keep in mind that condo ownership means joining a community and following the rules set by the condo board to ensure a pleasant environment for everyone.

Condo life often comes with a built-in community. You’ll have plenty of opportunities to meet neighbors, make connections, and build friendships. Many condos have social events, group chats, or community activities that make it easy to stay informed and engaged. It is especially nice to see the mix of veteran seniors and the new young marrieds and babies.

One important aspect of condo living is the HOA fee. These mandatory fees cover essential services like maintenance, landscaping, repairs, insurance for common areas, and the amenities you enjoy. Depending on the building and its features, HOA fees can vary and may increase over time, so it’s helpful to factor them into your long-term budget.

Because condos have shared walls and common spaces, you may experience less privacy than in a single-family home. While this can create a lively, neighborly atmosphere, it also means you’ll likely be more aware of nearby activity.

In most condos, any changes to the exterior of your unit—or certain renovations—may require HOA approval. These guidelines help maintain the look and harmony of the community but can limit the amount of personal customization you’re used to.

If you enjoy being part of a community, serving on the condo board or joining committees can be a great way to have a voice, help shape your building’s future, and foster a positive environment for all residents
